Live RERA lookups use TinyFish Search and Fetch to find and read official portal pages. Haryana records are indexed and readable through this route. Delhi RERA may be unavailable through TinyFish; an unavailable portal is reported as such, never as a clean result. Court and MCA name searches require CAPTCHA completion, so BuilderXray links to those official services for manual checks.

Every factual report claim links to its source. An empty search is not evidence that no record exists. Saved runs are labeled and are not live checks.

Scoring rules

3+ possession revisions: +3; 1–2: +1

Pending complaints: +1 each, maximum +4

Pending share above half (at least four): +2

Litigation/fraud news tags: +2 each, maximum +4

Delay news tags: +1 each, maximum +2

0–2 Low · 3–5 Medium · 6+ High. If the selected RERA portal does not return validated records, the verdict is Unknown. MCA data is shown as evidence but does not affect the risk score.

Limits

Public sources can be incomplete, stale, or unavailable. A missing record is not evidence that no issue exists. News labels are informational and depend on the source content.
